Forino/Coosaw Point are looking to add a Property Maintenance Technician to the team at Coosaw Point. The Property Maintenance Technician will be required to coordinate and monitor contractors’ work within the community, including all major projects and contracted services including lawn, landscaping, trees, irrigation, electrical, plumbing and pool. This person will be required to ensure that all repairs are handled on a timely basis and all work is completed according to best business practices. The employee will be required to perform routine repairs, installation of fixtures, appliances, and replacement of damaged systems not included under other maintenance contracts. This person will report to the POA President. Services include those listed below as well as other tasks assigned by the POA.
Services Performed
- Monitor contractor expenses and quality of work provided
- Provide reports to the board and committee chairs as needed
- If applicable, facilitate a maintenance ticket system — enter new tickets, assign work, update status
- Burn pile coordination and monitoring
- Maintain adequate level of supplies required to operate the facility without disruption
- Perform minor plumbing, electrical, security, irrigation, and painting repairs as needed or requested
- Clear roads and property of down tree limbs and moss as needed

- Building maintenance — housekeeping, plumbing, lights, security and safety, HVAC, appliances
- Lawn services — maintenance (mowing, edging, sweeping), care (fertilizing, insect, weed)
- Landscaping — shrub pruning, palm trimming
- Tree care — pruning, removal, replacement, mulching
- Irrigation — wells, controllers, valves, spray/rotors
- Stormwater — inspection, drain ditch culvert clearing
- Storm cleanup
- Sidewalks, roadways, lanes — cleaning and repairs
- Doggie bags and sanitation stations
- Equipment maintenance
- Power washing
- Pond maintenance
- Exterior painting
- Boat launch and docks
- Chair setup
- Exterior lighting
- Security system
- Minimum of high school diploma, GED certificate, vocational or trade school certification is required
- Fluent computer skills, including knowledge of property management platforms
- Knowledge of irrigation, lawn care, building maintenance including plumbing, heating, HVAC, and electrical systems is preferable
- Reliable transportation and valid driver’s license
- Able to operate equipment including tractors, mowers, blowers, and various hand tools that are necessary for the ordinary and routine duties described above
- Physical ability to bend, crouch, and lift objects throughout the workday
Salary: $45,000-$55,000 per year based on experience
