Brief Overview:
Lakeview Apartments offers the newest luxury one and two bedroom apartments that feature designer finishes, ample social space, and a picturesque lake view landscape that’s minutes from Downtown Williamsport. Forino prepared, executed, and managed this project from start to finish at the trust of Berger Rental Communities, an ongoing customer to Forino in multi-family commercial buildings. The planning process begin in early August of 2016 for permitting and by October of 2016 machines were onsite and moving earth. The buildings being constructed consisted of 36 total housing units of 2 primary building structures. The first building was delivered for completion at the end of June 2016, with the second building being delivered one month later. PennDOT SR 272

Brief Overview:
The Forino Company, in conjunction with the Pennsylvania Department of Transportation, has been awarded the contract for SR 272 Highway Restoration. This project includes work at three (3) intersections and consists of eleven (11) ADA updates to include complete in-place construction. The Forino Company will self-perform PennDOT concrete testing based upon internal Quality Control Plans approved by the Pennsylvania Department of Transportation. The project is along Route 272 for an overall project length of 3.47 miles within East Cocalico and Brecknock Township and the Borough of Adamstown. This project requires off-peak construction, including night-time road operations, with traffic control.

Brief Overview:
The Forino Company will be assisting the Berkshire Baseball Club by providing engineering design services, preparing land development plans and assisting the Club in obtaining necessary local, state and federal permits for the construction of the improvements. The center piece of the various design elements of the improvements is the design of a proposed 30’ high wall in left field of Charlie Wagner field which will replicate the Fenway Park’s “Green Monster”. In addition to the replica wall, grading and stormwater management designs will be prepared to modify outfield and playing area dimensions in an effort to capture the spirit of Boston’s Fenway Park. Additional design elements associated with the improvements include miscellaneous grading design for walking paths, press boxes and seating areas, siting of addition accessory use buildings and new fences, coordination of lighting and scoreboard improvements, design modifications to the existing stormwater management system, and preparation of erosion and sediment control plans. In addition to the design services, the Forino Company will also assist Berkshire Baseball Club in obtaining Land Development Approval from the local municipal governing body as well as coordination with the Club for necessary state and federal permits associated with stormwater management for the site improvements. Design of improvements and permitting will be completed in late summer of 2013 with construction of the first phase of improvements set to begin in October of 2013. Additional construction phases will be taking place over the next 6 to 7 years with completion of all proposed improvements to the facility completed by the end of 2020.

Lincoln Drive Bridge Guide Rail Rehabilitation

Brief Overview:
The Lincoln Drive Guide Rail Rehabilitation was an improvement project for South Heidelberg Township. The guide rail is situated on a steel grate bridge with a unique connection system necessitating a one off design. By designing a new connection system we were able to attach a new type two strong post guide rail to the bridge. In doing so, we were able to bring the bridge up to current FHWA and PennDOT standards. The bridge is located between Sinking Spring and Wernersville, PA approximately 1 mile North-West of the intersection of Lincoln Drive and Krick Lane.

Berks Park 78

Brief Overview:
Forino was awarded the contract to construct the Entrance of the Berks Park 78 project through Landis C. Deck and Sons. Forino performed all of the concrete sidewalks and ADA ramps including the stone veneer wall located on the right side of the enterance. Berks Park 78 is located within 45 minutes of nearly 1.5 million consumers and is the ideal place for companies who want to reach the Northeastern population effectively and efficiently. More than 35% of the US population and 50% of Canadian consumers are within a one-day drive. The 750,000 SF warehouse/distribution facility in Berks is conveniently located just off of Interstate 78, the 323-acre business park is currently home to Dollar General and PetSmart. The park is an excellent fit for warehousing, distribution and manufacturing operations.

Albright College ADA Ramps

Brief Overview:
Forino Co., L.P., was awarded the contract to remove and replace several ADA ramps at Albright College located in Reading, PA. This project consists of the removal of the existing sidewalk, with sidewalk and replacement of four (4) corner ADA ramps to include ramp improvements and complete in-place construction. Forino started construction on the ramps which are located on the South East Corner and North East Corner of campus.

Fulton Bank Automated Teller System

Brief Overview:
The Forino Company partnered with a local financial institution within the city to bring a state of the art two-way audio-video system. This system will allow both the depositor and the teller to see and hear each other clearly during the transaction but be in two different rooms. The AV system is set up to notify the teller a depositor is near a teller station. From there the depositor will place checks, deposit slips, verification and other documents into a tube that will be distributed to a teller elsewhere within the building. There is two way communication with the teller however if you would like more privacy you can pick up the phone within the teller station. The Forino Company also installed a new drive-up unit that will allow for extra safety and privacy during your banking transaction. Brief Overview:
The Forino Company has been recently awarded the contract for The Highwoods at Toftress Apartment project. This project has 96 total unit’s that are within two (2) four story buildings on the site. Each building is approximately 72,000 sq. ft. and features many modern amenities that are being sought by the current market. These units are a mix of 1, 2, & 3 Bedroom units that range in size from 900 sq. ft. to 1600 sq. ft. Included in our scope of services provided was the procurement and engagement of both a Site Contractor and Architectural Services. Forino will provide Construction and Project Management services for the completion of both buildings. This project is scheduled for completion in July of 2016.

Description:
The Forino Company, in conjunction with Eagle Point Property Management, was awarded the contract to redesign and retro fit the Old Mill Building for student apartment living. The complex is located inside the heart of Kutztown located right off of US-222 within three miles of Kutztown University.

This Two Phased project originated with our design professionals designing the space to accommodate max density for our Client. We were able to create Eleven (11) individual units that will accommodate Three (3) to Four (4) bedrooms for each space. Each unit includes a Kitchen, Dinning Room, Living Room, Bathroom and Bedroom Units. These units provide an modern upscale alternative to the typical campus living throughout the finish schedule of these units from Oil Rubbed Bronze handles to random length distressed hardwood LVT.

National Penn Bancshares Inc.

The National Penn Bancshares Inc. new 48,000-square-foot Reading Area Business Center was started December of 2012. It is a two floor Commercial Building that will be home to approximately 200 business professionals. The complex is located at the intersection of State Hill Road and Broadcasting Road with great access to major retailers, dining and various other business entities. The complex is located within Spring Township.

The Reserve at Spring Pointe commenced in the Spring of 2013. The complex will have eight three floor Apartment Buildings with approximately 160 total units with an amenities center. The complex is located just outside of Reading, PA located right off of Route 12 with easy access to major retailers and dining. The complex is located within Muhlenberg School District.

Brief Overview:
The Owners of Willoughby’s Bar and Grill engaged the services of the Forino Co., L.P. to resurface the exterior facade of their new restaurant building. Forino tar sealed all cracks within the parking area, applied a tar emulsion sealer and line striped the parking lot. Forino then pressure washed the exterior facade and repainted the facade while making modifications to the trim board and roof. Forino then re-stuccoed existing columns.

Brief Overview:
The Owners of About all Floors engaged the Forino Co., L.P. in various construction and engineering services to transform their 3,700 sq. ft. space into a modern and updated flooring retail center. Before Demolition could begin, Forino designed floor plans and submitted them to the Borough of Wyomissing for permitting. Upon receiving approval from the Borough we proceed to demo existing areas to fit-out the space including walls, ceiling and bathrooms. Once construction was complete the space was renovated with new signage outside, drop down ceiling, paint, flooring, customer service center, bathrooms and updated offices.

Winedown Cafe & Wine Bar

Brief Overview:
Winedown Cafe & Wine Bar acquired the adjacent space to their existing establishment and had desires to renovate the space to have an event facility. Forino was engaged for the project and was able to provide guidance throughout the design and permitting phase through final construction. Forino provided all Project Management which included the Electrical, Plumbing, Drywall and Flooring services and self performed all of the carpentry services associated with the project. The project was completed on time and within budget for the owner.
