Founded in 1975 by Tony Forino, Forino Co., L.P. has grown from a local home builder into a diversified leader in the construction industry. For decades, residents across Berks, Lancaster, and Schuylkill Counties in PA; Beaufort and Jasper Counties in SC; and now Glynn County in GA, have trusted Forino to deliver high-quality, high-value homes that stand the test of time.
To date, Forino has developed more than 100 communities and sold over 7,800 homes, but we haven’t stopped there! Since 2008, Forino has expanded beyond residential construction, evolving into a full-service construction firm. Today, we proudly offer a wide range of professional services including:

At the age of 19, Tony Forino began working as a general laborer at his father’s small construction company, Forino & D’Alonzo.
1968Tony became a Partner at L&A Forino with his father, Luigi and his brother-in-law, Sal. This general contracting company served large developers in Montgomery County and Bucks County, PA.
1972L&A Forino pursued the opportunity to purchase 28 improved lots in Exeter Township, Berks County, PA and ventured into new home construction.
L&A sold 14 homes within the first six months of the project and averaged 35 to 40 new home sales per year over the next several years.
1976Luigi retired from the business and Tony continued his partnership with Sal.
1978Tony and Sal endured the hardships of the 1981-82 recession. While continuing to build residential homes in Berks County, they maintained general contracting work in Montgomery County and Bucks County.
1982Tony and Sal mutually agreed to dissolve their partnership and Tony incorporated Forino Developers with his wife, Sandy.
Determined to continue expansion in Berks County, Forino Developers focused on three subdivisions spanning a 15-mile radius, building new homes at varying price points.
Tony and Sandy moved their family to Berks County in December and began operating out of a two-car garage in a model home in Exeter Township.
1983With average sales of 140 new homes per year, Forino Developers purchased a 20,000 sq. ft. commercial space along Penn Avenue in West Lawn.
Eileen Hauptly joined Tony as Forino Developers’ bookkeeper in March as the company continued to expand.
1986Forino Developers expanded into neighboring counties in Pennsylvania and built over 325 homes while employing more than 125 full-time employees.
In November, Forino Developers hired Shawn Sweigart as one its in-house framing foremen..
1995In February, John Smith took the role as Vice President of Forino Developers and worked alongside Tony for several years gaining valuable experience in the construction industry.
1996Outgrowing another space, Forino Developers built a new commercial office with over 25,000 sq. ft. of office space, including a Design Center and accessory outbuildings.
Forino Developers Inc. changed its name to Forino Co., L.P. to better reflect its diversification in the commercial, multi-family, residential and rental industries.
1999Forino realized the need for further expansion outside of Southeastern Pennsylvania and identified a major growth opportunity in the Hilton Head Island area, South Carolina.
2004Forino purchased its first parcel in South Carolina; a 200-acre parcel that was a part of an approved master plan and is now known as Hearthstone Lakes. Fran Richards was the first Pennsylvania Supervisor to relocate to South Carolina.
Average sales amounted to more than 360 homes spanning 18 different subdivisions in Southeastern Pennsylvania.
2006The Great Recession forced a major economic slowdown worldwide.
In spite of sales as low as 52 homes, Forino became an industry leading construction company with focus on general contracting and remodeling.
2008Forino established its Rental Program by moving 53 unsold new construction units out of new home inventory and into its rental portfolio.
2009As commercial contracting work began to increase, Forino hired Nathan Pletscher as Staff Accountant to assist in this effort.
2010Forino completed its first large multi-family apartment complex. Shawn became the Project Manager to oversee four additional multi-family projects in Southeastern and Central Pennsylvania over the next several years.
Nathan advanced into a new role as Director of Business Development as Forino identified new business opportunities. Martin Bozalek joined the accounting team as Cost Accountant and Treasurer/Secretary for Forino’s Homeowners Associations.
2013Forino purchased and renovated a 6,000 sq. ft. office building in Hardeeville, SC, establishing its first office space in one of the 1,200 sq. ft. units.
Lisa (Forino) Hermanovich joined Forino as the Director of Sales in Pennsylvania, bringing 15 years of real estate experience into the fold as the market improved after the recession.
2015John moved to South Carolina and was the driving force behind increasing the Southern operations with expansion and land acquisition in the Lowcountry.
2018Expansion in the Lowcountry continued with the procurement of entitled lots and the growth of the commercial division.
Booming operations in South Carolina and Pennsylvania provided opportunity for restructuring Forino’s Management Team: Tony Forino, CEO & Founder; John Smith, President; Lisa (Forino) Hermanovich, Vice President; and Eileen Hauptly, Chief Financial Officer.
2019Record-low inventory levels coupled with increased demand and favorable financing rates allowed Forino to close out many legacy communities.
With the spike in the real estate market, Nicole (Forino) Donahue returned to the family business to enhance the sales and design team.
2020Forino aggressively expanded into Georgia and purchased a 45-lot subdivision in Chatham County.
2021Martin transferred to the South Carolina office as Forino’s Controller to manage the accounting for all of the South Carolina operations and entities.
2022Forino built a new state-of-the-art office along Argent Boulevard in Hardeeville, SC.
